How to Scope a Foundation Project

The drawing set, site conditions and handoffs that belong in the request.

Use the current plan set

Send foundation plans, sections and structural details together. Identify revisions so the footing, wall, reinforcement and slab are all priced from the same design.

Describe the excavation status

State whether excavation is included or completed, what bearing information is available and whether water or access problems have been observed. Clarify disposal of excavated material.

Assign the interfaces

Waterproofing, drainage, utilities, embeds and anchor setting can sit between trades. A written scope should assign each task and identify when inspections or approvals occur.

Treat replacement as a different project

A new foundation on an open site is not equivalent to replacing one beneath an existing structure. Required support, engineering and removal sequence must be resolved before an occupied building is affected.

This guide supports initial project planning. It is not an engineering design, a permit determination, an exposure-control plan or a fixed-price proposal. Site conditions and applicable requirements must be reviewed before work is accepted.
